Use cases

What issuers and investors build on Graam.

Each use case is a workflow Graam runs on your documents, your data and the systems you already use. Start from one of these, or have us build yours.

Automate your issuance workflow

Loan origination and purchase

Tape due diligence

Upload a non-QM loan tape. Graam maps it, stratifies the pool, verifies each property against county records, scores the servicers, and sizes credit enhancement and an indicative structure.

Tape mappingProperty recordsRating criteriaGraam Flows
Example: An 11-section report: strats, property flags (value gaps, absentee and company owners), servicer scorecard, S&P and Fitch enhancement, break-evens and the highest-risk loans with reasons.

Tape normalization

Turn an originator's tape into your standard layout: columns mapped, codes decoded, and missing or out-of-range values listed before anything is computed.

Tape mappingStratification
Example: A messy tape returned in your layout with a list of every field that needed attention.

Loan pricing

Build and revise rate sheets from base prices and adjustment layers, then price a pipeline loan by loan.

Rate sheetsLoan pricing
Example: A non-QM rate sheet applied to a pipeline, with each loan's price and the adjustments behind it.
How it runs

From a raw loan tape to a diligence report in one run.

Upload the tape and its data dictionary. Graam maps every column, then checks the pool three ways at once: against county property records, against agency loan performance, and against your own documents. Everything lands in one report, each number traced to its source.

Loan management

New

Agency pool surveillance

Name a Fannie Mae, Freddie Mac or Ginnie Mae pool. Graam reports its balance, prepayment speeds against same-coupon and same-vintage peers, delinquency and forbearance, and collateral drift, month by month.

Agency loan dataCohort benchmarks
Example: Twelve months of a pool's speed next to its cohort's, with its 30, 60 and 90-day delinquency and the change from the first month to the latest.

Securitization

Rating-agency enhancement

Size credit enhancement for a pool under published S&P and Fitch RMBS criteria, rating by rating.

Rating criteria
Example: AAA through B enhancement for a sample pool under both agencies, side by side.

Structure and price a deal

Build a capital structure on a tape, run the waterfall on the Graam Flows engine, and price each bond.

Graam FlowsPricing
Example: An A/B/XS structure on a tape, with the residual priced to a target yield.

Structure from deal documents

Turn a term sheet, presale or prospectus (or several together) into a runnable deal model, or clone a prior deal's structure onto a new tape.

Document extractionGraam Flows
Example: A presale's published capital stack rebuilt as a model, with WAL, yield and spread by class.

Break-evens and stress

Find each tranche's first-loss CDR and compare base and stress cash flows for a built deal.

Graam Flows
Example: Per-tranche break-even CDRs to maturity and to the call.

Market data

Agency loan performance

Prepayment speeds, delinquency and exits by coupon, vintage, servicer and agency, from the agencies' own disclosures.

Agency loan data
Example: A monthly prepayment report by agency and coupon, with the servicers prepaying fastest.

Property records

Resolve an address to its parcel: assessed and market value, owner of record and building details.

Property records
Example: Every address on a tape matched to its parcel, with the value the county holds.

Economic data

Treasury and mortgage rates, house-price indices, unemployment, CPI, used-vehicle prices and EIA energy data, ready to join to your deals.

Economic series
Example: The 30-year mortgage rate against state house prices over a deal's life.

Market intelligence

Model building

Train a model on historical loan performance and apply it to your tape.

Model training
Example: A prepayment forecast for a tape from a model trained on agency history.

Economic research

Ask a macro or housing question and get an answer built from current data, with its sources.

Economic seriesResearch
Example: How rate moves have changed refinance incentive for recent vintages.
